What happens if you are given a quote on the phone?
1️⃣ The foreman will come to the appointment to inspect the roof and draw up a scope of work. He will give you a price different from what the manager had given to you earlier over the phone.

2️⃣ The foreman will do the roof inspection and start the work.
We would have to remove the old roof, replace the broken parts and install a new roof with quality materials.

Naturally, that is way more expensive just because someone decided to save some coins.

We want you to see what the roof repair cost includes, so you avoid negative experiences and rest assured that your roof will last for decades after the repair.
We constantly face such cases when the repair people would install a thin coating and use fewer fasteners to cut the costs. The roof would start to leak soon if the job was done improperly.
Many homeowners are often mistaken when choosing a roofing company based on the lowest price to fit their budget.

Checking in on multiple companies to get estimates is a good practice. These companies are typically divided into two types.
1️⃣ The ones that provide a quote on the spot over the phone.

2️⃣ The ones who have their representative do the valuation on the job site first and then put together the scope of work and an estimate.
There are reasons we do not recommend you to contact the organizations that give you a quote without a site visit.
Each company aims to make a profit. Each company has costs for materials, marketing, customer acquisition, payroll, etc.

All of these expenses get included in the pricing plus a small profit.
Multiple factors determine the price of the works, and the cost mainly depends on your roof condition. When the manager gives you a quotation, he does not take account of these factors, which might thus lead to some negative aspects.
To fit in the estimate and earn some profit, he will cut the costs:
❌ Will order low-quality materials or would oblige you to buy materials yourself;

❌ Will fix the shingles on two nails instead of six, compromising on reliability;

❌ Will not use the trap to protect the house from damage. So the accidentally dropped piece of the material or a toll can damage the façade or window;

❌ Will not clean up the debris, etc.
What comprises the roofing budget?
Materials choice and the scope of work depend on the goals of the owner. Either you plan to sell the property or do the renovation for yourself, change the color or appearance – that will determine the materials choice and amount of work.

The price of the works depends on the material type, the quantity and the complexity of the project itself. For example, Asphalt shingles, clay tiles and metal profiles differ in price, installation method and even the way we get it up on the roof, so the cost varies due to these factors.
Now, what about the quality of the materials:

❌ Economy materials are a bit thin and reduced life span

✅ Premium materials are more pricey, boast an extended life span and grant a warranty.

The quality of fixtures depends on the materials as well.

Premium material manufacturers prescribe using six nails to attach a shingle for reliable fastening, while the economy manufacturers may go with four nails.

To tell an economy from premium materials is an easy task. Economy materials have one thin layer, while the premium materials consist of 2-3 layers, while each layer is thicker.
Logistics and Delivery
Since the supplier provides the delivery, the cost depends on their tariffs.
State Licensing
We operate in a Tri-State area. And each city has its specific rules and fees for work permits, varying from 1% off the service cost to a fixed fee of $50 or $100.

Also, the complexity of the project may be affected by the city requirements.
We discuss and agree on a scope of work before the project starts. We also provide recommendations on where you can save and not compromise on the quality.
The scope of work will be different for the house with 200 sq. ft and 700 sq. ft, and so will the price.
The slope and the presence of decorative elements such as chimneys and skylights will affect the price of works. If the roof has a non-standard shape, you will need to cut and customize the material frequently.
Budget is the most important criteria. We always aim at impeccable quality and stay on budget.
Thus the material consumption is higher for the steep slope roofs with decorative elements. The materials consumption will be decent if you have a regular 2-slope roof with a gentle slope.
Also, the price of works depends on the area of the roof, slope and the height of the building.
Some homeowners think it's better and cheaper to purchase and bring the material on their own. Which we strongly advise you not to do.
1️⃣ First, you may fail to buy the needed material in the required quantity.

2️⃣ Then, the suppliers often provide discounts to construction contractors.

Our suppliers give us discounts, so we can get the materials for a better price than the construction stores offer.
We had a case when we were hired to reroof a burned-out building and were obliged to make it fireproof.
Wooden, metal and clay tiles are most difficult to remove. Thus, more effort, time and money are required.

How we deal with the debris during roof removal:

1️⃣ We provide an elevator with a large container to dispose of all the debris immediately. This step ensures additional safety for the workers, so they remove trash quickly, neatly and without a necessity to get more people involved.

We sometimes face a situation when the owner would leave some parts of the old roof and install a new roof over it.

That can reduce the cost of the repairs, but the roof becomes heavier when you put on additional layers. Load forces on the house structure increase respectively, which may lead to a negative impact
