What comprises the roofing budget?
Materials choice and the scope of work depend on the goals of the owner. Either you plan to sell the property or do the renovation for yourself, change the color or appearance – that will determine the materials choice and amount of work.
The price of the works depends on the material type, the quantity and the complexity of the project itself. For example, Asphalt shingles, clay tiles and metal profiles differ in price, installation method and even the way we get it up on the roof, so the cost varies due to these factors.
Now, what about the quality of the materials:
❌ Economy materials are a bit thin and reduced life span
✅ Premium materials are more pricey, boast an extended life span and grant a warranty.
The quality of fixtures depends on the materials as well.
Premium material manufacturers prescribe using six nails to attach a shingle for reliable fastening, while the economy manufacturers may go with four nails.
To tell an economy from premium materials is an easy task. Economy materials have one thin layer, while the premium materials consist of 2-3 layers, while each layer is thicker.
Since the supplier provides the delivery, the cost depends on their tariffs.
We operate in a Tri-State area. And each city has its specific rules and fees for work permits, varying from 1% off the service cost to a fixed fee of $50 or $100.
Also, the complexity of the project may be affected by the city requirements.
We discuss and agree on a scope of work before the project starts. We also provide recommendations on where you can save and not compromise on the quality.
The scope of work will be different for the house with 200 sq. ft and 700 sq. ft, and so will the price.
The slope and the presence of decorative elements such as chimneys and skylights will affect the price of works. If the roof has a non-standard shape, you will need to cut and customize the material frequently.
Budget is the most important criteria. We always aim at impeccable quality and stay on budget.
Thus the material consumption is higher for the steep slope roofs with decorative elements. The materials consumption will be decent if you have a regular 2-slope roof with a gentle slope.
Also, the price of works depends on the area of the roof, slope and the height of the building.
Some homeowners think it's better and cheaper to purchase and bring the material on their own. Which we strongly advise you not to do.
